Do I Need Planning Permission for a Loft Conversion?

A loft conversion is one of the most popular ways to add a room to a home, and one of the first things people want to know is whether they need planning permission before they start. The good news is that many loft conversions don’t — but it’s worth understanding why, and when permission genuinely is needed, before you make any plans.

Most loft conversions fall under what’s called permitted development. This means that, within certain limits, you can carry out the work without a full planning application. The limits cover things like the volume of additional roof space, whether the work extends beyond the existing roof slope at the front, and the materials used. For a lot of homes, a dormer or Velux conversion sits comfortably inside these rules.

That said, permitted development isn’t universal. If your home is in a conservation area, is a listed building, or has had its permitted development rights removed, you’ll usually need to apply for planning permission. Flats and maisonettes don’t benefit from permitted development for loft conversions at all. And even where permitted development applies, the work still has to meet Building Regulations and be signed off by Building Control — which is a separate process from planning.
